Listing and Content Rules

1. Purpose of these rules

These Listing and Content Rules (the "Rules") govern the publication of property listings on the yolisto.app platform ("Yolisto" or the "Platform"), operated by Ciigma Technologies S.L., a Spanish company with Tax ID (NIF) B26584524, registered with the Commercial Registry of Madrid (sheet M-876098), with registered office at Paseo de Recoletos 5, 28004 Madrid, Spain. Contact: legal@yolisto.app.

Yolisto is a technology platform that facilitates contact between real estate agencies and advisors who publish listings and people interested in those properties. Yolisto is not a real estate agency, is not a broker, does not take part in any transaction that may arise from those contacts, and does not provide legal, financial, or tax advice.

These Rules form part of the Platform's Terms and Conditions and are binding on every agency or advisor who publishes listings (the "Advertiser"). Publishing on Yolisto means accepting them.

2. Who may publish

Only real estate agencies and real estate advisors registered on the Platform with an active account may publish listings.

By publishing a listing, the Advertiser represents and warrants that:

  1. They are at least 18 years old and have legal capacity to act on behalf of the agency they represent.
  2. They have the authorization of the property owner, or of whoever may legally dispose of the property, to offer it for sale or rent and to publish its details and photographs.
  3. They carry out their activity in compliance with the Venezuelan regulations applicable to them, including the civil and commercial rules governing real estate intermediation and, where applicable, the codes of ethics of the professional associations they belong to.
  4. Their account registration details (name, agency, email, phone) are true and up to date.

Responsibility for the content of each listing rests exclusively with the Advertiser who publishes it.

3. Requirements for every listing

Every listing published on Yolisto must meet these requirements:

  • Truthfulness. All listing information (description, area, number of rooms, features, condition of the property) must be accurate and must not be misleading.
  • Existing and available property. The property must exist, be correctly identified, and be genuinely available for the advertised transaction. The Advertiser must remove the listing or mark it as unavailable when the property is no longer available.
  • Real price. The published price must be the actual price at which the property is offered, expressed in US dollars (USD) in the Platform's format. Bait prices, token prices used to attract contacts, and omissions that distort the effective price are not allowed.
  • Photographs of the actual property. Photographs must correspond to the advertised property, and the Advertiser must hold the rights to use them. Photographs of other properties, stock images presented as if they were of the property, and images bearing watermarks of other portals are not allowed.
  • Correct location. The location shown on the map and in the listing must correspond to the property's real location, with the level of precision the Advertiser is authorized to disclose.
  • One listing per property. Each property may have only one active listing per Advertiser.

4. Prohibited content

The following may not be published on Yolisto:

  1. Discriminatory listings. Any content that excludes or disadvantages people based on their origin, nationality, sex, sexual orientation, religion, opinion, disability, social condition, or any other personal characteristic. Legitimate solvency or property-use requirements do not justify discriminatory wording.
  2. False or misleading information. Invented details, non-existent features, prices that do not match the real offer, or any practice aimed at attracting contacts with information that does not correspond to the property.
  3. Properties without authorization. Listings of properties for which the Advertiser holds no mandate or authorization from the owner or from whoever may legally dispose of them.
  4. Offensive or political content. Offensive, violent, or degrading language, and any reference, symbol, or message of a political, partisan, or ideological nature. Yolisto is a strictly commercial and neutral platform.
  5. Third-party personal data. Names, phone numbers, identity documents, or other personal data of owners, tenants, neighbors, or any third party within the text or images of the listing. The Advertiser's professional contact details are managed through the fields provided by the Platform.
  6. Duplicates. Publishing the same property multiple times, with or without minor variations, to gain visibility.
  7. Content unrelated to the Platform's purpose. Listings that do not correspond to real estate (products, services, jobs, third-party advertising) or that are used to divert traffic to other portals.

5. Quality standards

Beyond the mandatory requirements, Yolisto expects a professional standard from Advertisers:

  • Clear descriptions, in Spanish or English, without excessive capitalization, repeated symbols, or text designed to manipulate search results.
  • Sharp, correctly oriented photographs that show the property in a representative way.
  • Complete listings: area, bedrooms, bathrooms, and the other structured fields filled in with real data.
  • Diligent responses to contacts received through the leads inbox. Data of interested parties may only be used to handle their inquiry about the property they contacted the Advertiser about.

Yolisto may give priority in its results to listings that meet these standards and may request corrections to those that do not.

6. Agency verification

Yolisto may offer a "verified agency" badge (the "Badge").

What the Badge means: that Yolisto has performed basic documentary checks on the identity of the agency, following the procedure in force at the time, which will be described on the Platform at [link or section pending].

What the Badge does NOT guarantee: the Badge is not a license, is not an endorsement or a recommendation by Yolisto, and does not guarantee the truthfulness of the agency's listings, the quality of its services, its solvency, or the outcome of any transaction. The decision to deal with an agency, verified or not, rests solely with the user, who is encouraged to make their own checks and, where they consider it necessary, to seek independent professional advice.

Yolisto may withdraw the Badge at any time if the information supporting it is no longer accurate or if the agency breaches these Rules.

7. Reporting and removal of listings

Anyone may report a listing they consider contrary to these Rules or to the law by writing to legal@yolisto.app or through the reporting mechanisms the Platform makes available.

To process the report effectively, please include: (a) the link or identifier of the listing; (b) the reason for the report; (c) for rights-based claims (for example, photographs used without permission or publication without the owner's authorization), information allowing the claimed right to be assessed; and (d) your contact details.

Upon receiving a report, Yolisto will review it and may request additional information from the reporter or the Advertiser. If the review shows that the listing breaches these Rules or the law, Yolisto may correct, suspend, or remove it. Where possible, Yolisto will inform the Advertiser of the measure taken and the reason, and the Advertiser may respond through [channel pending].

Yolisto acts diligently when it becomes aware of unlawful content or content contrary to these Rules, but it does not review every listing in advance and cannot guarantee the accuracy of content published by Advertisers.

8. Consequences of non-compliance

In the event of a breach of these Rules, Yolisto may adopt one or more of the following measures, in proportion to the seriousness of the breach and any repetition:

  1. Request to correct the listing within a set period.
  2. Reduced visibility of the listing while it is corrected.
  3. Removal of the listing.
  4. Temporary suspension of the Advertiser's account.
  5. Permanent closure of the account, in serious or repeated cases.

Yolisto will notify the Advertiser of the measure and its reason through the email associated with their account, unless a legal obligation prevents it. The Advertiser may state their position by writing to legal@yolisto.app.

These measures do not limit any legal actions available to Yolisto or to third parties.

9. Neutrality and Yolisto's role

Yolisto publishes the listings created by registered agencies and advisors, but it does not legally validate each listing, does not verify ownership of the properties, does not take part in negotiations or transactions, and does not receive commissions from them. Any transaction concerning an advertised property takes place directly between the interested party and the Advertiser, under their exclusive responsibility.

We encourage every user to verify information directly with the Advertiser and, before signing or paying anything, to obtain advice from professionals they trust (a lawyer, notary, or registrar, as applicable).

10. Changes to these Rules

Yolisto may update these Rules. Significant changes will be announced on the Platform or by email to registered Advertisers with reasonable notice of [period pending], and the "Last updated" date will reflect the version in force. Continued use of the Platform after the changes take effect constitutes acceptance.
