In compliance with Article 10 of Spanish Law 34/2002, of July 11, on Information Society Services and Electronic Commerce (LSSI-CE), we inform you that the website yolisto.app (hereinafter, "Yolisto" or "the Platform") is operated by:

(Hereinafter, "CIIGMA" or "the Provider").
2. Purpose of the website
Yolisto is a real estate portal that allows real estate agencies and advisors (hereinafter, "Agencies") to publish listings for properties located primarily in Venezuela, and allows interested users to browse those listings, use search tools (including AI-assisted search), read informational content about the real estate market, use an indicative price estimator, and contact the advertising Agencies.
Yolisto is solely a technical intermediation and listing publication service. In particular:
- Yolisto is not a real estate broker or agent and does not act, under any circumstances, as a party, intermediary or representative in purchases, sales, rentals or any other transaction between users and Agencies.
- Yolisto does not provide legal, tax, financial or investment advice. The content of the Platform, including price estimates and results generated by artificial intelligence tools, is provided for informational and indicative purposes only.
- Listings are published by the Agencies under their sole responsibility. Yolisto does not verify the ownership, registry status, physical condition or legal situation of the advertised properties, unless expressly stated otherwise for a specific feature.
Without prejudice to the foregoing, Yolisto may separately offer, to buyers who request it, a remote purchase-support service governed by its own contractual terms. That service is administrative and logistical support (for example, acting as the remote point of contact, explaining the steps of the process, or helping coordinate arrangements and verifications carried out by third parties); it does not constitute brokerage or mediation of the sale —which remains the Agency's role— nor legal, tax, financial or investment advice, and it does not make Yolisto a party to the transaction between the buyer and the Agency. Its contracting, scope and price are governed by the specific contract for that service.
3. Conditions of access and use
Access to the Platform is currently free of charge, although certain features require prior registration (for example, the Agency dashboard). The Provider may introduce paid services in the future, which will be communicated with their own terms before they are contracted.
The user agrees to:
- Use the Platform diligently and in accordance with the law, this Legal Notice and, where applicable, any specific terms that apply.
- Not publish false, misleading or unlawful content, or content that infringes third-party rights.
- Not use the Platform to extract data in bulk or by automated means without authorization, or for unfair competition, spam or impersonation.
- Provide truthful and up-to-date information in registration and contact forms.
The Provider may suspend or cancel accounts and remove content that breaches these conditions or applicable law.
4. Intellectual and industrial property
The intellectual and industrial property rights over the Platform, its design, source code, original texts, logos, trademarks and other elements created by the Provider belong to CIIGMA TECHNOLOGIES S.L. or its licensors.
Listing content (texts, photographs, videos and other materials) belongs to the Agencies that publish it or to its respective owners. By publishing it, the Agency declares that it holds the necessary rights and grants the Provider a non-exclusive license to host, reproduce and display such content within the Platform and its distribution channels, for the sole purpose of providing the service.
Reproduction, distribution, transformation or public communication of the Platform's content for commercial purposes without the prior written authorization of its owner is prohibited.
5. Links
The Platform may include links to third-party websites. The Provider does not control those sites and assumes no responsibility for their content, policies or practices. The inclusion of a link does not imply any endorsement or relationship between the Provider and the owner of the linked site.
Third parties wishing to link to yolisto.app may do so provided they link to the home page or to public listing pages, do not reproduce the content, do not suggest a non-existent relationship with the Provider, and do not associate the Platform with unlawful content.
6. Liability
The Provider will use reasonable means to keep the Platform available and its content up to date, but does not guarantee uninterrupted availability of the service or the absence of errors.
In particular, the Provider is not liable for:
- The accuracy, currency, lawfulness or truthfulness of listings and other content published by Agencies, which are the sole responsibility of the publisher, without prejudice to the liability regime for intermediary service providers established by applicable law.
- Decisions made by users based on price estimates, AI-assisted search results or other indicative content on the Platform.
- The outcome of negotiations, contracts or transactions between users and Agencies, to which the Provider is not a party.
- Damages arising from force majeure, third-party network failures or misuse of the Platform.
If a user believes that content published on the Platform is unlawful or infringes their rights, they may report it to legal@yolisto.app, identifying the content and the reason, for review.
7. Data protection and cookies
The processing of users' personal data is governed by the Platform's Privacy Policy. The use of cookies and similar technologies is governed by the Cookie Policy. Both documents are available on the Platform.
8. Amendments
The Provider may amend this Legal Notice to adapt it to regulatory, technical or operational changes. The version in force will always be the one published on the Platform, together with its update date.
9. Governing law and jurisdiction
This Legal Notice is governed by Spanish law. Any dispute arising from access to or use of the Platform shall be submitted to the courts of the city of Madrid (Spain), except where the user qualifies as a consumer and applicable law mandatorily establishes a different jurisdiction.
